Tenancy Set Up Fees:

To include referencing for up to two tenants (ID checks; Right to Rent checks; financial credit checks; obtaining references from current or previous employers / landlords; any other relevant information to assess affordability)l Together with contract negotiation (amending and agreeing terms; arranging the tenancy and processing the application; associated paperwork and agreement). These fees are non-refundable, please therefore ensure that you do wish to pursue the property and check that you have completed the application form, honestly and correctly, in full.

As a successful applicant, once the tenancy paperwork is signed you will be required to pay:

Rent in advance

Security deposit equivalent to one month’s rent (to cover damages or defaults on the part of the tenancy during the tenancy)

Pet deposit of £150.00 where a pet has been agreed


Default Payments:

£50.00   Variation, Assignment or Novation of a Tenancy (at the Tenant’s request)

£75.00   Tenancy Renewal Agreement

£75.00   Lost Keys or other Security Devices

£25.00   Failed/returned rent payments

£25.00   Late rent payment administration charge

£25.00   Tenancy breaches of contract

£60.00   Failed inspection appointments

£60.00   Failed Check Out appointments


Ending Your Tenancy:

Check Out Inspection - £50.00 (including VAT) to update Schedule of Condition based on the original Inventory and negotiating the repayment of the security deposit

Future Landlord Reference - £36.00 (including VAT) per reference request for collating information and preparing a reference for a future landlord or letting agent

Additional Check Out Inspection - £60.00 (including VAT) to re-visit the property if the property has not been left in good order

Early Termination (at the Tenant’s request) - Should the Tenant wish to leave their contract early and the Landlord agrees to the early surrender, then the Tenant shall be liable to pay the Landlord’s re-letting costs including Value Added Tax at the prevailing rate, before the property is advertised together with all rent/bills due under the tenancy until the start date of the replacement tenancy. The cost will be the current letting fee as advertised on the Nick Tart website and within the Nick Tart Lettings office.
